ELEVATION CERTIFICATES
Whether it's a high-value commercial property requiring an ALTA/NSPS Land Title Survey, with multiple requirements of various interested parties, or what some may dismiss as a "simple lot survey", Peninsula starts with the premise that every client deserves a survey performed to the same professional level of care. With that in mind, we recognize that while we may coordinate with realtors, title companies, attorneys, engineers, builders, architects, etc.., our goal is to - "1) Assure competence in the practice of the profession; (2) Assure accuracy, completeness, and quality in the products provided; and (3) Assure adequate and defensible real property boundary locations" - Fla. Statutes 472.027
"The Elevation Certificate is an important administrative tool of the National Flood Insurance Program (NFIP). It is to be used to provide elevation information necessary to ensure compliance with community floodplain management ordinances, to determine the proper insurance premium rate, and to support a request for a Letter of Map Amendment (LOMA) or Letter of Map Revision based on fill (LOMR-F). The Elevation Certificate is not required for Pre-FIRM buildings unless the building is being rated under the optional Post-FIRM flood insurance rules. As part of the agreement for making flood insurance available in a community, the NFIP requires the community to adopt floodplain management regulations that specify minimum requirements for reducing flood losses. One such requirement is for the community to obtain the elevation of the lowest floor (including basement) of all new and substantially improved buildings, and maintain a record of such information. The Elevation Certificate provides a way for a community to document compliance with the community's floodplain management ordinance." - FEMA Form 086-0-33 (12/19)


WETLANDS MAPPING

While we don't offer wetlands delineation services, Peninsula is pleased to be part of the team helping to maximize your property's value. In our Florida terrain, one shouldn't gamble on assuming "it doesn't look like wetlands". We're happy to work with environmental firms to field survey and include this important information in your permitting documents package.

TOPOGRAPHIC/ENGINEERING SURVEYS
As development continues throughout the Florida peninsula, municipalities are requiring more and more site data as part of their planning and permitting approval process. And what used to be more of a commercial requirement is fast becoming a necessity for the landowner doing work on their own property. Whether you're a homeowner, or an engineering firm, we can help you get through that process with tree surveys, elevation surveys, existing utility and infrastructure surveys - if it's there, we can map it!

ABOUT US
Peninsula's roots go back to 1960, when Robert ("Bill") Morgan first got into surveying. Over the years, all the Morgan boys had a hand in the family business. Currently the family has three Florida licensed surveyors. The youngest is Alan Morgan, licensed in 1997. Alan formed Peninsula in 2003. Now that Alan's daughter is providing drafting and research support, we're proud to be in our third generation! We've covered a lot of ground surveying throughout Florida, from the Keys, to Pensacola to Amelia Island, and many points in between. As well as providing support services for surveys in 15 other states, and the US Virgin Islands. Throughout the years, we’ve been committed to the goal of providing service of the highest quality. That means paying particular attention to working efficiently and ethically, serving our clients and the public at large.
